Following a comprehensive programme of community consultation in late 2025, family-owned, five-star housebuilder, Bloor Homes, has submitted an outline application to Shropshire Council for a sustainably located, landscape-led development of high-quality homes and extensive green infrastructure on land north of Pulley Lane to the south of Shrewsbury.
The outline proposals include:
- Up to 210 high-quality homes, including family homes and properties suitable for down-sizers.
- 20% of the new homes will be provided as affordable housing, providing opportunities for those on lower incomes and first-time buyers to secure a home of their own in the Shrewsbury area.
- More than half of the site area will be provided as attractively landscaped new public open space in a landscape-led approach to development, with the retention of existing trees and the majority of hedgerows, alongside extensive planting of new trees, a community orchard and areas for biodiversity.
- The open space proposals include the creation of Rea Brook Greenway – a proposed outdoor recreation and biodiversity resource that has the potential to act as an extension of the existing Rea Brook Valley Nature Reserve.
- Play areas for children as well as areas for natural play.
- Vehicular, cycle and pedestrian access directly from Pulley Lane.
- A network of new publicly accessible walking and cycling routes through the landscaped open spaces.
- Connectivity to existing public rights of way providing cycle and pedestrian access to surrounding area.
- A sustainable drainage system (SuDS) to manage surface water and create new habitat areas.
- Multi-million pound investment to support local infrastructure such as healthcare and education.
Update January 2026 – Outline planning application submitted
Following community consultation in late 2025, Bloor Homes has now submitted an outline planning application to Shropshire Council.
The outline plans include:
- A sustainable drainage system (SuDS) to manage surface water and create new habitat areas.
- Multi-million pound investment to support local infrastructure such as healthcare and education.
This website will be kept live as plans move forward through the process to provide information and a means for residents to get in touch with any queries. However, please note that information relating to the pre-application consultation has now been superseded by the submitted plans.
The outline planning application is the first formal step in the planning process, setting out broad overarching principles of development and will involve statutory consultation carried out by Shropshire Council with a wide range of organisations. If approved, a further planning application will then be required to establish the finer details of the proposed neighbourhood, including architecture, layout and landscaping.
The planning application documentation is available to view on Shropshire Council’s planning portal here where the Council’s statutory consultation on the submitted plans can also be accessed (please quote reference 25/04875/OUT).
Sustainable homes
The proposed development at Pulley Lane would be gas-free, with new homes incorporating air source heat pumps, solar panels, uprated insulation and EV charging infrastructure. This will deliver a neighbourhood of Net Zero Carbon-ready homes.
Bloor Homes is a member of the Homes for Nature programme which will see the installation of nesting bricks or boxes in every new home and hedgehog highways between gardens.
Community consultation
Prior to submitting the outline planning application, Bloor Homes created this website for members of the community in Meole and Bayston Hill to view the emerging plans and provide feedback.
Public drop-in exhibition
To complement our online consultation, we also presented the information from this website at a consultation drop-in event. This provided an opportunity for members of the community, including those who have limited access to the internet, to view the proposals, speak to members of the project team, and provide feedback.
The consultation event took place as follows:
Date: Thursday 27th November 2025
Venue: Meole Brace Peace Memorial Hall, Upper Road, Meole Brace, Shrewsbury SY3 9JP
Time: 2pm – 6pm
